Lagos Gives Erring Estate Developers One-Week Final Deadline or Face Demolition

The Lagos State Government has issued a final one-week ultimatum to estate developers operating without approved layout plans, warning that defaulters will face strict sanctions, including heavy fines and possible demolition.

The Commissioner for Physical Planning and Urban Development, Dr. Oluyinka Olumide, gave the warning on Tuesday during a monitoring and sensitisation exercise across the Eti-Osa corridor. He said the fresh ultimatum followed the expiration of an earlier grace period given to flagged estates to regularise their planning documents.

Olumide noted that despite repeated reminders, several developers continue to operate in violation of Lagos planning regulations. He warned that the state would no longer condone actions that undermine sustainable and orderly urban development.

“This final one-week warning is the last opportunity for erring estates to submit their layout plans and obtain the necessary approvals,” he said. “After the deadline, appropriate sanctions will follow, depending on the extent of the infraction.”

He advised prospective homebuyers to always verify the planning status of estates before investing, stressing that due diligence is vital in avoiding financial losses.

The enforcement team visited locations including Whiteoak Estate 2, behind VGC, and Elite Garden Estate, developed by Bosmark Haven Properties Limited, also around the VGC axis.

Earlier, the state government had identified 176 illegal estate developments, mostly in Eti-Osa, Ajah, Ibeju-Lekki, and Epe, and subsequently issued a 21-day ultimatum for developers to process their layout approvals.

These estates were flagged for operating without mandatory approvals from the Ministry of Physical Planning and Urban Development—an infraction the government says contradicts its sustainable development goals under the T.H.E.M.E.S Plus Agenda.

Permanent Secretary of the Ministry, Engr. Oluwole Sotire, explained that developers were directed to submit their documents at the Ministry’s office in Alausa, Ikeja. He added that regulating public and private estate development is a routine mandate aimed at maintaining a functional and resilient smart city.

He also emphasised the need for all developers and real estate practitioners to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which oversees compliance and professionalism in the sector.

Some of the listed illegal estates include Adron Homes, Elerangbe; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; and Royal View Estate, Ikota, among others.
